One Bedroom in a Townhouse for LEASE (adjacent to Martinez Park in Old Town Fort Collins)

We love our cohousing community, River Rock Commons, and have a clean, comfortable bedroom to rent on the main/ground floor–in a beautiful family townhouse adjacent to Martinez Park and the Poudre River. The townhouse is located in the heart of Fort Collins, and just several blocks from the CSU campus.

We have listed this rental as “furnished” because the house as a whole is furnished. But we want to make it clear that the bedroom itself is not furnished. The available room is best suited for an individual renter. Our unit’s washer and dryer are in the basement, as well, and are for use by everyone in the household. There is a shared bathroom on each floor of our unit. (When fully occupied, there are two residents in the basement, each with her/his/their own bedroom, and two residents sharing the upstairs/main floor, each with their own bedroom.)

Our nearly 25-year old cohousing community (www.riverrock.org) has lots of amenities, including: great neighbors; a multi-generational living environment next to a beautiful city park that the Poudre River runs through; a central location with easy access to public and bike transportation, a well-equipped exercise room, a Common House that can be reserved by all in the community, and more.

We would be particularly interested in finding an easygoing housemate who might be drawn to the key cohousing concept of intentional community, interested in finding out more about and exploring living in community, and willing to engage and participate in it with us.

The two photos included in this posting don’t include the room that’s for rent itself because it is being vacated by the current tenant and is hard to provide a good, clear picture of it for you. You’ll get some idea of what it’s like from the two photos that are included and when you come to have a look, of course.

The unit’s owner, Tom, is an easygoing, cooperative, professor of education recently retired from UNC, in his very early 70’s. He has his bedroom on the main floor. The room that’s available is on the main floor, too. This floor also has a couch and entertainment center that’s there for everyone to use (with reasonable consideration of others, of course).You would be sharing the unit as a whole with Beau (the son of the owner) and his wife, Brenda, both age 25, who live in the basement of our home. Two cats, Gigi and Kaalia, also live with us.

The kitchen on the main floor is shared by all occupants, so it will be important that you are willing to help keep it, the main dining area, and the bathroom you share clean. The main-level floors are hardwood, so we maintain a mostly shoes-off policy inside the house.

The rent for the room is $700/month, plus $50/month fixed for utilities. A refundable security/cleaning deposit of $750 is also required. We are asking for a 1-year lease agreement with our new housemate with the possibility of a month-by-month extension thereafter. At least 30 days before the then-current lease agreement ends, we can figure out whether our new housemate would want to stay longer and renegotiate the lease agreement as necessary, at that point.
